Are You Being Treated Fairly?

I’d like to tell you that we no longer need laws to protect homebuyers and renters from discrimination, but we’re not there yet. While I hope you never experience discrimination, know that federal law prohibits denying an individual or group the right to buy or rent a home based on race, color, national origin, religion, gender, family status, or disability.

So, how pervasive is housing discrimination in the 21st century? The National Fair Housing Alliance reports that in 2009, the most recent available data, more than 30,000 people reported fair-housing violations. More troubling, however, is that the alliance estimates that almost 4 million other violations went unreported.

For example …
Housing discrimination takes many forms, but here are a few real-world scenarios:

• An owner or landlord falsely tells you that his property or unit is unavailable because of your religion
• An agent only shows you homes in one neighborhood because that area has a high concentration of residents of your race
• A landlord asks you for a higher deposit on a rental unit than other tenants because you have kids
• A landlord refuses to accommodate your need as a disabled tenant, such as allowing a service animal or installing grab-bars in bathrooms

It’s lenders, too
When people think about fair-housing violations, they usually conjure up images of a slammed door or a restrictive advertisement. But violations of the Fair Housing Act are not only about a living situation or steering allegations. There are problems in the lending industry, as well. Because the lending process is so complex, it’s difficult to identify discrimination with any consistency.

Realtors go beyond what the law requires
You may know that members of the National Association of Realtors® adhere to a strict Code of Ethics that holds them to higher professional standards than what state and federal law require. However, you may not know that this year the Code of Ethics was amended to prohibit Realtors® from discriminating against individuals based on their sexual orientation, in addition to the seven classes protected under federal law.

So … what should you so?
Violations of fair-housing laws are not always obvious or easy to detect. After all, unless victims are somehow able to compare their experience to someone else’s, they likely have no reason to suspect any prejudice ever occurred. Fair-housing laws do have teeth, however. So if you believe you’ve been the victim of housing discrimination, you can submit a formal complaint with HUD (visit HUD.gov) and any local private housing enforcement agency.

Central Texas Wildfire- Check your Home Insurance

Thanks to our brave firemen and women, the wildfires in Central Texas are currently under control. Strong winds and high temperatures on Sunday kept the safety officials on their toes. As the Central Texas authorities issued red flag warning levels, the safety officials have kept a close watch on the current fire scenario.

The fire that started Labor Day weekend in Bastrop County consumed an enourmous amount of the Lost Pines and devastated many homes. There were several fires in Central Texas that broke out the same weekend due to the extreme, dry, windy conditions. Many of us in Central Texas were extra vigilant and worried about our own homes and an evacuation plan. It also alerts us property owners to check if we have adequate home insurance.

As reported by a 2010 survey, most Texas real estate insurance claims were weather related. Top claims of the past year were related to wind, water, and hail. Though these claims are generally covered under the homeowner’s standard policy, people need to purchase separate flood insurance via the NFIP (National Flood Insurance Program).

In case there is hail and wind exclusion on the policy, it can be obtained via the TWIA (Texas Windstorm Insurance Association).

Make sure you have adequate insurance policies to protect your real estate investments.

Magik Theatre in San Antonio

What fun “If You Give A Pig A Party” was at the Magik Theatre in San Antonio! I accompanied the sweet little Pre-K Classes with St. James Catholic School on their Friday field trip. The kids really responded to the characters, music, and dancing. I loved the pig and the dog could really sing! Thank you to all of the actors and actresses for sharing their time and talent!

San Antonio Stock Show

I sure had fun going on a field trip with Navarro ISD 1st Grade to the San Antonio Stock Show. It was kind of an odd feeling visiting the grounds without walking the barns and exhibit halls. . .however I probably saved a lot of money! The kids enjoyed the dairy barn presentation, pig races, wild west shoot out, and petting zoo. Even though my kids have chickens, horses, and critters at home, they still absolutely love petting zoos. My favorite was the alpaca with beautiful eye lashes.

Seguin Holiday Heritage Home Tour

The Seguin Conservation Society presents the Holiday Heritage Tour on Dec. 3 and Dec. 4 at the Heritage Village. Seguin Holiday Stroll Parade and Celebration is here!

Come out for my favorite parade all year–the Seguin Holiday Stroll Parade. It is so much fun to watch this perfect little parade. All of the entries are lit with Christamas lights, even the horses. Bundle up, bring a blanket, chairs, and thermos of Hot Cocoa.   The city of Seguin is hosting Holiday Stroll Activities on Dec. 2 and Dec. 3 in downtown Central Park. The parade will be held on Thursday, Dec. 2 at 6:30 p.m. The Holiday Stroll continues on Friday, Dec. 3 with activities from 6:30-8:30 p.m. For more information, call 401-5000.
