Give your home the “Sniff” test

One of the first things I notice when I walk into your home that is listed for sale is the smell. When marketing your home, you need to consider all of the senses. First, get rid of stinky smells: dishes, laundry, pet, etc. Then, accept the fact that you can’t bake a fresh loaf of bannana bread before every showing. I have seen and personally tried candles, melted wax warmers, and plug ins. My new favorite that I noticed in a beautiful house in River Chase. . .Bath & Body Works Wallflowers. You will need at least one in every main room and bathroom. You can mix and complement the smells. I like the Apple Crumble in the main rooms, and Lavendar Chamomile for bathrooms. Analyze the smell yourself when you first walk in the door from being gone. Make your home smell and show great!

Seguin Real Estate is a good buy!

Robert Haynes, CEO, Guadalupe Regional Medical Center gave the program for the March 11th Seguin Board of Realtors Meeting at the Silver Center. Mr. Haynes gave a presentation about the construction and renovation project on our Guadalupe Regional Medical Center. Seguin’s hospital is in the process of growing from 130,000 sq ft to 260,000 sq ft. It is the only City and County hospital in the state of Texas. Guadalupe Regional Medical Center services 7 counties and employs 700 people. The construction should be complete by Summer of 2009 and then further renovation of existing areas will be done. This beautiful facility will attract new growth to Seguin as well as providing better service to current area residents. Thank you Mr. Haynes for your very informative presentation!

Affordable Homes in Seguin, Texas

We had some affordable houses on the Seguin Board of Realtors tour today that would made great investment opportunities.  The tour started near the Seguin-Guadalupe County Library on Humphreys Street and then across Austin Street near Our Lady of Guadalupe Church.  The third house was in Sunset Village, West of the Fairgrounds and with quick access to Hwy 46, Texas Lutheran University, and the upcoming Caterpillar plant.  The final home was North of Seguin at the corner of Huber and Link Rd. in Navarro School District with easy access to New Braunfels and Seguin.

What a wonderful tour today! Realtors on tour traveled from the Starke Park area over to Hwy 90 up to Oak Village North, Kingsbury and past Geronimo. Whew! We covered some ground. There were a variety of homes and price ranges.
